The HOA needed help repairing several failing details on their buildings. The exterior decks, the stairs leading to these decks, and the balcony walls with wood caps all needed to be redesigned. The new designs needed to be sympathetic to the original aesthetic, while at the same time providing greater serviceable life and lower life cycle maintenance costs. The decks received new sheathing and deck coatings. The deck guardrails were rebuilt with new flashings, siding, and a synthetic wood cap. The plaster walls received foam caps to replace original exposed wood trim. The stairs combined the original concrete treads with new tube steel stringers and simplified steel attachment details, and new steel handrails and guardrails.
